Most homes have surprisingly little documented history. A new engineer may know nothing about the work carried out five years ago. A homeowner may know that “something was replaced under the floor” but not exactly what. The boiler manual disappears. A warranty reference is buried in an old email. Nobody remembers which inspection chamber caused the last drainage problem.
A good service record changes that.

Designed to be used, not put in a drawer
The book is not intended to be filled in once and forgotten.
Start with what you know. Add information when an engineer visits. Record a repair when it happens. Write down a fault code. Add the date of the next service. Mark the location of a pipe before a floor is closed.
Over time, the book becomes a working history of the home.
You do not need to complete every page. Many sections will not apply to every property. The most useful record is simply the one that is kept up to date.
Keep the book with the property
We believe the service record should belong to the home, not just to the person currently living in it.
If you move, the book can stay behind for the next owner or resident, giving them a head start instead of forcing them to rediscover everything from the beginning.
Before handing it over, personal information that should not transfer can of course be removed or redacted.
And we’re building the digital version
The printed book is only the beginning. We are currently developing software that will allow people to create and maintain their Home Service Record online — making the same useful information easier to update, search and keep safe over the lifetime of a property.
We are exploring features such as:
- Completing property records online
- Recording services, repairs and inspections
- Storing dates, references and documents
- Adding photographs of equipment and hidden pipework
- Keeping appliance and warranty information together
- Recording fault codes and previous problems
- Maintaining home and drainage plans
- Receiving reminders when services or checks are due

- Maintaining a record that can move with the property when ownership changes
The printed and digital versions are intended to complement each other rather than compete with one another. Some people will always prefer a book in the cupboard. Others will want everything on their phone. We think a home should be able to have both.
